Your right to install a charger
Under Spain's Horizontal Property Law (Ley de Propiedad Horizontal, article 17.5), an owner who wants to install a charger in their own space in the building's car park only needs to notify the community of owners in advance. A community vote is not required.
The owner pays for the installation and for the electricity used. If you rent your parking space, you'll need the owner's permission first.
How the charger gets its power
The main question in any apartment installation is where the supply comes from. The answer depends on how your building is wired, and we'll check it before quoting.
- From your own apartment meter, with a cable run to your parking space — the electricity goes on your normal bill
- Through a pre-installation, if your building has one (required in new buildings with car parks since 2014)
- From a new, separate supply for your parking space, where the building allows

Working in a communal garage
In a communal garage, the cable has to travel from the meter room to your space through shared areas. We plan the route to be tidy and compliant, and we can coordinate with your administrador de fincas (property administrator) when needed.
If you're not in Marbella full-time, we can handle much of the process remotely over WhatsApp and arrange access with your administrator or concierge.
